Data released by Reventure CEO Nick Gerli (Feb. 24) revealed that Texas is currently “swamped with housing inventory” as we head into March. This poses a huge risk for home sellers.
Active listings in Texas in Jan. 2025 were 102,552, Gerli wrote in an X post. This marks a 34% increase from the long-term average for the first month of the year, going all the way back to 2017. Inventory is technically up over 200% from the pandemic lows, which is now putting pressure on prices.
Wealthy neighborhoods still have a significant shortage of homes available. It may be that the downward pressure on pricing, plus high mortgage rates, is forcing would-be buyers/sellers to stay put and wait for things to clean up.
Ongoing Trend?
Data published by Construction Coverage back in mid-2024 revealed that cities like Denver, CO., El Paso, Dallas, San Antonio, and Arlington were all seeing big increases in housing inventory. Florida was quickly becoming the state with the biggest increase in available housing, while Texas ranked #5 at the time.
Bankrate argued that, despite growing inventory, the housing market still isn’t “balanced.” 2025 is expected to be a “challenging year for the U.S. housing market,” and this feels more due to uncertainty … and maybe stagnation? (TAKE A POLL: Do You Prefer Cold or Warm Weather During Winter Months?)
Bankrate believes that rising prices are expected to continue on-trend, while construction slows throughout markets now seeing a dip in new buyers. In more rural areas, a lack of in-migration is causing many sellers to drop prices for weeks on end. Coupled with the high cost of renovations, there really is no telling how this moment in history will play out.
